Cathedral City Commercial Property Owners: Selling and Leasing

Cathedral City's commercial property is concentrated along Date Palm Drive and along Highway 111 (East Palm Canyon Drive), where car dealerships are a big part of the local economy. The city is actively working on both corridors. Like its western neighbor, it also sits on the Agua Caliente reservation checkerboard. For an owner weighing a sale or lease, we can arrange an introduction to a broker familiar with these corridors and with the land-tenure questions that can come up.

Cathedral City's commercial corridors

Date Palm Drive. The city has made this north-south corridor a focus.

  • In January 2024, the city's economic development newsletter reported that repaving between Dinah Shore Drive and Ramon Road was finished, and that the Golden Mile Shopping Center, just south of 30th Avenue, was being revitalized.
  • The same newsletter said economic development and development services staff were working with developers on a large multifamily project, a self-storage facility, and a grocery store along Date Palm. At the time, each was in early design and entitlement.
  • At the south end of Date Palm, a commercial development by Fountainhead was underway.
  • The city's Active Transportation Program project covers Date Palm Drive from East Palm Canyon Drive to Perez Road. The Planning Department has also published a Date Palm Drive Corridor Compass Blueprint Study, and the city held a community open house with Cal Poly on a Date Palm Drive Corridor Revitalization Plan.

The auto corridor on Highway 111. The Cathedral City Auto Center, along the Highway 111 corridor, has several dealerships. The city's 2025 economic development report says the city has long-standing roots in the auto industry and that it commissioned a SWOT analysis of the sector. The report also mentions College of the Desert's Roadrunner Motors workforce program.

Downtown. A downtown revitalization program, substantially completed by 2005, brought a new city hall and the Mary Pickford theater. The Cathedral City Cove shopping center broke ground in 2023.

Economic development strategy. In 2025 the city restructured its economic development function into Community and Economic Development. It is working toward a Comprehensive Economic Development Strategy.

Reservation land

Every other square mile of Cathedral City is Agua Caliente reservation land, and the Bureau of Indian Affairs lists Cathedral City among the cities that include reservation land. Some property here, such as Date Palm Country Club, sits on leased reservation land. Before you set a price or offer a long lease, check your title report to see whether you own the land outright or lease it. If the property is on a ground lease, review its remaining term with your attorney.

If you plan to sell

  • Know where the corridor projects stand. Buyers may ask about public improvements and nearby private projects on Date Palm. Point them to published city sources, not hearsay. A broker can help you collect those.
  • Auto property is a narrow market. Dealership and auto service buildings often sell to operators or to investors who specialize in that property type. Ask brokers whether they have worked on that kind of sale.
  • Check for a ground lease. If your property is on leased reservation land, the ground lease will shape the sale. Have it reviewed early.

If you plan to lease

  • Space in a center being revitalized. If your center is being repositioned, or sits near one that is, a leasing broker can help you time your marketing and choose tenants that fit.
  • Service and quick-service tenants. Users that depend on daily traffic may value Date Palm Drive frontage. A broker can show how your space's access and visibility compare.
  • Lease term on leasehold property. If you hold a ground lease, the space lease you offer usually can't run past it. Confirm before you negotiate.
