Coachella Valley Commercial Property Types: Owner Guides
Commercial brokers tend to specialize. A broker who leases retail on Highway 111 may rarely handle an industrial sale off State Route 86, and the reverse is true too. Choose the guide that matches your property. Each one covers what owners should think about before selling or leasing, which local factors matter, and what to ask a broker before you sign anything.
Choose your property type
- Industrial and warehouse: warehouses, light industrial and flex buildings, and service-commercial yards, including properties along I-10 and the SR-86 corridor in the east valley.
- Retail: shopping centers, storefronts, restaurant pads, and street retail, from El Paseo to Date Palm Drive.
- Office: professional, medical, and government-adjacent office.
- Multifamily: apartment buildings and mixed-use residential, including sites in planned mixed-use areas.
- Commercial land: vacant and underused parcels, where zoning, habitat conservation, airport compatibility, and impact fees decide what can be built.
- Investment properties: leased buildings sold on their income, including properties on ground leases.
Factors that cut across property types
- The valley has two main corridors. Interstate 10 runs along the valley's northeastern rim. State Route 111 runs about 30 miles along the southwestern rim and serves as the main arterial between the cities.
- Some land is held in trust. The Agua Caliente reservation is laid out in a checkerboard across parts of Palm Springs, Cathedral City, Rancho Mirage, and unincorporated county land. The Bureau of Indian Affairs approves leases of trust land, and those leases can't exceed 99 years.
- Jurisdiction varies. Most of the valley is incorporated, but Thousand Palms and Bermuda Dunes are planned by Riverside County.
- Regional impact fees apply to new development. CVAG's Transportation Uniform Mitigation Fee has separate categories for retail, office, industrial, multifamily, and hotel development.

How matching works
- You tell us about the property: type, location, size, and whether you want to sell or lease.
- We review the inquiry and consider which commercial brokers' experience fits it.
- With your permission, we introduce you to a commercial broker who can discuss your property and representation options. An inquiry does not create a representation agreement. Any brokerage services are provided by the receiving broker.

Mixed-use property
Mixed-use buildings combine ground-floor retail or office with residential or other uses above or beside them. Selling or leasing one often involves both commercial and residential considerations: separate lease types, different buyer pools, and zoning that allows the combination. A broker experienced with both retail or office leasing and multifamily sales is usually the best fit. Select "Mixed-Use" on the inquiry form.
