Thousand Palms Commercial and Industrial Property: Selling and Leasing

Thousand Palms isn't a city. It's an unincorporated community along Interstate 10 at Ramon Road, bordering Rancho Mirage and Palm Desert, and Riverside County handles its planning. For an owner, that changes who reviews a project, which plan applies, and what a buyer or tenant will need to check. Owners of commercial buildings, industrial property, or vacant land here can ask us to connect them with a commercial broker who knows county-jurisdiction property in the valley.

How the county describes Thousand Palms

The county's Western Coachella Valley Area Plan (revised September 2021) is the main planning document for Thousand Palms. It says:

  • Ramon and Varner roads carry the commercial and industrial base. Existing commercial and industrial development is located along these two roads.
  • Freeway interchanges draw traveler-oriented uses. Truck stops, motels, and fast-food restaurants are located at the I-10 interchange with Ramon Road and, to a lesser extent, Monterey Avenue.
  • A Town Center is planned along Ramon and Varner. The Thousand Palms Town Center is a group of Mixed-Use Area neighborhoods reached from the Ramon Road and Monterey Avenue interchanges.
  • The neighborhoods next to I-10 (Monterey Avenue/Varner Road, Boca Chica Trail/Varner Road, and Ivey Ranch) are described as generally vacant, with large parcels that can accommodate local-serving commercial, office centers, and tourist uses. Each one also has a required share of high-density residential.
  • In the Ramon Road and Desert Moon West neighborhoods, the plan encourages mixed commercial, business park uses, and community services.
  • Commercial is encouraged along Varner near Cook Street. A separate I-10/Cook Street Mixed-Use Area north of Varner Road and west of Cook Street encourages commercial uses along Varner.
  • The county coordinates with a local council. The plan directs the county to coordinate development strategies with the Thousand Palms Community Council.

Recent industrial rezoning. County records for the Majestic Thousand Palms project describe a general plan amendment from Medium Density Residential to Light Industrial, and a rezone from R-A to M-SC (Manufacturing–Service Commercial), at the northeast corner of Rio Del Sol Road and 30th Avenue. The Board of Supervisors approved it in May 2025. One project doesn't set a trend, but it shows the county will consider changing a site's designation to industrial.

Acrisure Arena. The arena opened in December 2022 in unincorporated Thousand Palms, between I-10 and the Classic Club golf course, on land leased from the Berger Foundation. It is home to the Coachella Valley Firebirds (AHL) and the Coachella Valley Lakers (NBA G League).

Habitat. The Coachella Valley Preserve, which includes the Thousand Palms Oasis Preserve, protects habitat for species including the Coachella Valley fringe-toed lizard. The Town Center plan also calls for protecting the Indio Hills' views and biological resources. The area plan also maps the Coachella Valley Multiple Species Habitat Conservation Plan (CVMSHCP) for the western valley, and its requirements can affect what can be built on undeveloped land.

Selling in Thousand Palms

  • Plan around county review. Entitlements go through Riverside County, not a city hall. Buyers' due diligence will look at the area plan's designation for your parcel, including any required residential share in a Mixed-Use Area.
  • Habitat conservation may apply. On undeveloped land, find out early whether CVMSHCP requirements apply. A broker can help you gather this information. An environmental consultant or land-use attorney should confirm it.
  • Market to more than one kind of buyer. Large, vacant parcels near the freeway may interest developers, industrial users, and investors. Ask brokers how they would reach each group.

Leasing in Thousand Palms

  • Industrial and flex space. For space on Ramon and Varner, a leasing broker can help you compare your building's access, yard, and power with competing buildings. Electricity in Thousand Palms comes from the Imperial Irrigation District.
  • Traveler-serving pads. Ground leases or build-to-suit deals on freeway-oriented pads are often complicated to structure. Look for a broker who has done them.
