What a commercial selling broker does

The broker you are introduced to can discuss:

  • Property valuation. How the income, sales comparison, and replacement-cost approaches apply to your property.
  • Pricing strategy. Where to set the asking price, and how pricing affects buyer interest and timing.
  • Buyer targeting. Owner-users, local investors, regional funds, and 1031 exchange buyers look for different things.
  • Commercial property marketing. Offering materials, listing platforms, and direct outreach to likely buyers.
  • Investment property sales. Presenting rent rolls, leases, and operating history to income-focused buyers.
  • Negotiation and transaction management. Offers, due diligence, escrow, and closing.

Services are provided by the receiving broker

Coachella Valley Commercial Property Advisors provides broker-matching and referral services. Valuation, marketing, negotiation, and other brokerage services are provided by the receiving broker under a separate agreement with you, not by this website. With your permission, we introduce you to a commercial broker who can discuss your property and representation options. An inquiry does not create a representation agreement. Any brokerage services are provided by the receiving broker.

Selling by property type

Industrial and warehouse

Buyers look at clear height, loading, power, yard space, and freeway access. Owner-users and investors often value the same building differently. Industrial owner guide.

Retail

Visibility, access, parking, co-tenancy, and lease terms drive retail pricing, and many buyers ask about seasonal performance. Retail owner guide.

Office and medical office

Tenant credit, remaining lease term, build-out, and parking matter most to office buyers. Office owner guide.

Multifamily

Buyers will want a rent roll, expenses, and the condition of major systems, and will consider local and state rent rules. Multifamily owner guide.

Investment properties

Leased buildings sell on their net operating income and lease quality. Tax and 1031 questions belong with your CPA. Investment property guide.

What to have ready

You don't need to upload anything to start. When you speak with a broker, it helps to have: the legal description or parcel number, current leases and a rent roll, two or three years of operating statements, recent capital improvements, any surveys or environmental reports, and permits for the current use.

Timing and costs

How long a sale takes and what it costs depend on the property, price, buyer financing, and due diligence. Typical cost categories include broker commission, escrow and title, transfer taxes, and prorations. Ask the broker you speak with to walk through each for your property.

Selling in specific areas

Local zoning and jurisdiction affect buyers. See Palm Desert, Palm Springs, Indio, La Quinta, Rancho Mirage, and all areas served.

Seller FAQ

Will the broker list my property right away?

No. The first conversation is about your property and options. Listing happens only if you sign a listing agreement with that broker.

Can I talk about selling and leasing before I decide?

Yes. Choose "exploring my options" on the form.

Do you give tax or 1031 advice?

No. Consult a CPA or tax attorney.
